Why are there two tenancy documents?
For a new tenancy created on or after 1 May 2026, specified written information must be given before the tenancy is entered into. It can sit inside the agreement or be supplied separately.

A1 records the required written tenancy information and practical details. A2 is the agreement containing the terms agreed between landlord and tenant. LandlordRadar labels the files A1 and A2 so they are easy to use together; these are product file names, not official government form numbers.
For a new tenancy entered into on or after 1 May 2026, specified written information must be given before the tenancy is signed or otherwise agreed. That information may be included in the tenancy agreement or provided separately. This pack uses a separate A1 Written Statement alongside the proposed A2 Tenancy Agreement.
No. A2 creates an assured periodic tenancy with no fixed end date. The pack tells you not to add fixed-term, minimum-occupation, break-clause, AST, Section 21 or contractual rent-review wording.
Use the pack when entering into a new tenancy agreement on or after 1 May 2026. If the same tenant is simply continuing under an agreement made before that date, do not replace it only because the document shows an end date. A genuinely new tenancy agreement may still be within scope even where the tenant already occupies the property.
